Whittier Foreclosures and Whittier Short Sales (snapshot 06/28/10)

Yesterday, we took a look at active residential Whittier property listings and the sales in the past week. Today, I would like to focus on the current amount of Whittier Foreclosures and Whittier Short Sales that are on the market.

Let's take another look at the current active Whittier Home listings (Single Family Residences):

As indicated by this chart, Regular Sales make up the majority of current active Whittier Single Family Home listings (62%), followed by Short Sales (31%) and Foreclosures (7%).

In order to get a better idea of where the main problem areas are, I also did an anlysis by price range (see below).

*Note: Very small amount of listings in those price ranges (1 and 4 respectively) and only 2 and 1 Foreclosures respectively, so even though the percentage of foreclosures looks really high, the actual amount of foreclosures in those two price ranges is actually very low.

Compared to other cities across the Nation where Short Sales and Foreclosures dominate the Real Estate market, the majority of active Whittier Single Family Home listings are actually Regular ("Standard") Sales. The only two areas strongly affected by Short Sales (and to a lesser degree by Foreclosures) are the price ranges between $200,000 to $300,000 and $300,000 to $400,000.

What does it look like on the Whittier Condo side? Let's take another look at the current Whittier Condo listings (Whittier does not have very many condo complexes so the amount of condo listings is typically fairly small).

Whittier Condos - Regular Sales vs Short Sales and Foreclosures (06/28/10)

 As this chart clearly shows, there still are some issues with regards to Short Sales for Whittier Condos - Short Sales make up the majority (47%) of active Whittier Condo listings, however, followed by Regular listings at 39%, and only 14% of Bank Owned properties (Foreclosures).

A new week, a new overview of Whittier Homes for sale! Last week (06/21/10), there were 390 active Residential Property Listings in Whittier, 343 of them were for Whittier Single Family Homes, 47 of them for Whittier Condos. What does it look like this week?

Today, 06/28/10, there are 386 active residential property listings in Whittier - 336 Single Family Homes  and 48 Whittier Condos. In addition to the active listings, there are 102 Whittier Single Family Homes in Back-up Offer Status, and 211 Whittier Homes are in Pending Status, and 13 Whittier Condos are in Back-up Offer Status, 33 are Pending Sale.

 There were a total of 15 Whittier Homes last week that successfully closed Escrow, the lowest being a lender owned Single Family Residence at $246,000 ($191.29 per sqft, Days on Market 32), the highest a standard sale at $769,000 ($237.71 per sqft, Days on Market 57). Of the 15 homes that sold between 06/21/10 and 06/28/10, only 1 was a Short Sale, 3 were lender owned properties (REOs), and the remaining 11 were regular sales.

Whittier "State of the City Address", June 24, 2010

Today, we attended the Whittier "State of the City Address" and it was very informative as well as entertaining. Retiring City Manager, Steve Helvey, gave an easy to follow, almost 2-hour presentation of all matters concerning Whittier and its residents.

As many other cities across the country, the City of Whittier has seen better days, so saving and redestributing and restructuring assets was a big task for the Councilmen to get the new budget passed (for more information on the budget, check out today's article in the Whittier Daily News).

After a quick review of the Deficit Resolution, City Manager Helvey went on to talk about the Whittier Police Department and gave an update on the new PD building (next to City Hall). The estimated completion will be August of 2010 with an estimated move-in date of September and a dedication in October of 2010. Helvey was pleased to announce that the construction of the new building was funded without an increase in taxes. The new building will be significantly larger - 55,000sqft compared to the current PD building with only 17,000sqft (which currently serves 125 officers, but it was initially built for a 20-officer strong police force in 1955).
The new PD site was built according to new seismic safety requirements and will also feature a large community room to hold crime prevention seminars and meetings with the community. Helvey was also proud to announce that the new PD building will have its own state-of-the-art Crime Scene Investigation and Forensic lab for evidence processing.
As a Thank You to all current and former Whittier Police Officers, there will be a permanent Memorial Site featuring a statue titeled "The Final Salute" by artist Alana Roth. The planning and fundraising for this Memorial are currently under way - if you would like to make a donation, please feel free to contact the Whittier Community Foundation.
According to the latest numbers, Part 1 crimes (robbery, retail burglary, etc.) are down 2% since last year. The Whittier PD also added a great feature to their website, an interactive crime map - as Helvey put it "you'll either like it or be really freaked out by it". All you need to do is enter the ZIP code you are interested in and it will show you recent crimes in the area.
As with many departments, Whittier PD will also be affected by some changes due to the new budget - this will include a change of shifts (moving everybody to 12 hour shifts in order to eliminate shift overlaps) and the elimination of the Uptown Bike Patrol (part of the funds will probably be allocated to hire private security for Uptown).

Moving on from the update of the Whittier PD, Whittier City Manager Helvey addressed Community Services and Programs designed to benefit all Whittier residents, such as the "Art in Public Places" program (with its latest addition "Rocket Robin" at Parnell Park - which, by the way, is not meant to be a climbing toy for children :-), the Whittier Community Services Recreation Programs (click here to check out the latest schedule) and the relativle new Program "Activate Whittier" which was created to motivate and support a healthy community.
Another big community favorite mentioned was the popular Greenway Trail (which has won the California Park and Recreation Society Award of Excellence for "Specialty Parks" in March of 2010 as well as the "California Trails and Greenways Award" from the State Parks Department in April of 2010) and its recent addition of the "Sycamore Station" memorial near the Five-Points intersection. And the best part: the City is working hard on expanding the Greenway Trail to both the West (past the 605 to connect to the San Gabriel Riverbed area) and the East of Whittier (towards La Habra).

Other Whittier Programs and Projects City Manager Helvey mentioned were:
- Honoring our Military Members Past and Present (with 76 Blue Star and 3 Gold Star recipients)
- The Central Library's 50th Anniversary (June 1, 2009)  and the restoration of the library closures
- The Summer Reading Program at Leffingwell Park
- The planned City Website Redesign
- The Bus Stop Improvement Project
- The Metro Gold Line Eastside Extension

Of particular interest to our local businesses was the "Business Assistance" which included programs such as the Commercial Facade Improvement Program, the Etching Shield Program, Business Assistance Seminars, the temporary banner permit fee reduction, amongst others.

City Manager Helvey also addressed the Redevelopment Funds which were raided by the State and resulted in a decrease of available funds for Whittier of $3mil which will affect funding of future projects. In order to keep this from happening again, a new proposition will be on the next ballot to prevent the State from taking more money from municipalities.

Helvey continued with an update on the Nelles site - the State is currently negotiating with Brookfield Homes on the sale of the property. This large project will most likely include a mix of retail and housing, intended to meet the City's $1.5mil to $2mil per year sales tax revenue goal for this particular site. Project approval is estimated to take between 12 to 18 months.

Other Real Estate and Business related issues were the PIH Ernest D. Wells Medical Office, the PIH Plaza Tower, the PIH office building in Uptown Whittier, the Uptown Parking District Study, the Whittier College pool remodel, the recently sold Chrysler site, the newly opened Fresh & Easy, the Whittier Area Community Church, the former Stats site (where the new Sprouts Market is supposed to up), The Ravello Development (by the Whittwood Town Center) and The Gables of Whittier (on Whittier Boulevard) and the Water Pumping Plant II (also off of Whittier Boulevard).

Other projects mentioned were the Whittier Boulevard Power Line Undergrounding and Street Lighting Project (between Santa Gertrudes and Valley Home), the Southern California Edison line extension (from their substation in Pico Rivera into Whittier), Street Paving and Energy projects funded by ARRA Grants (American Recovery and Reinvestment Act of 2009 from the Federal Economic Stimulus Package), Sewer Pipe Inspections, as well as several other Public Works Projects that were completed in the past year.

Another big part of the presentation was the Whittier Main Oil Field Development Project that has been under way since August of 2008. The next step will be another Environmental Impact Report which is expected to be ready towards the end of 2010. Whether you are for or against the project, Helvey pointed out the EIR Public Input Opportunities where the residents can attend public hearings.

San Marino Homes and a Photo Tour of The Huntington Library

San Marino is without a doubt one of the most beautiful cities in the San Gabriel Valley. Once you are there, it is hard to believe Los Angeles is only about 12 miles away. Besides all of the beautiful homes, one of its major jewels is the Huntington Library with its lush gardens and beautiful art exhibits - the perfect weekend destination to go for a walk, relax or take some nice photos.

One of my personal favorites is the gorgeous Japanese Garden - a true sanctuary, just spending some time here will melt away the stress of daily life:

Another wonderful example of Landscaping Art is the gorgeous Chinese Garden - the largest Chinese Garden outside of China. Enjoy the beautiful pagodas, the traditional Chinese bridges, watch the numerous Koi or grab a bite to eat at the small Chinese restaurant located adjacent to the Japanese Garden:

If you like the sound of water, then the Tropical Garden is the one for you: lush plants, exotic flowers, enormous trees, and a beautiful waterfall - it truly feels like you are in a jungle.

Another wonderful area in the Huntington Library are the lily ponds - and June is the perfect time to go visit them, most of the lilies are in full bloom, simply spectacular!

 Besides an Australian Garden, a Fruit Garden, a Conservatory (which has a spectacular display of Orchids and subtropical plants), there is also a desert garden - and it is amazing! As with the lily ponds, June is a perfect time to go see it, many of the various cacti are in bloom and simply stunning!

Whittier Foreclosures

Are you interested in Whittier Foreclosures and how things have developed with regards to Foreclosures in this city? Are there more now than there were a couple of months ago? What seems to be the trend? Let's take a look:

Current Active Whittier Residential Propery Listings:   386
- Active Standard Listings:                                                 230
- Active Short Sale Listings:                                               121
- Active REO (foreclosure) Listings:                               35

In order to get a better understanding of Whittier Foreclosures, we need to take a look at the sales history (in order to give you a good idea what has happened in Whittier with regards to Foreclosures, I compiled REO sales figures all the way back to January of 2007):

While the number of REO sales is a good indicator of what has been happening in the Whittier Real Estate market, the most accurate and reliable data is the one looking at the Foreclosures as a Percentage of the total sales (as overall sales numbers change by month and can scew the the figures).

The chart below shows the Percentage of Foreclosures of Whittier Residential Property Sales, from January 2007 through May 2010:

This graph clearly shows a spike in Whittier Foreclosure sales in January of 2009 at 44% of the total sales. Since then, even though there have been ups and downs, there seems to be a declining trend in the percentage of Foreclosure sales in Whittier.

The month of June is not yet over, and right now the percentage of Foreclosure sales in Whittier is at 18% of the total sales volume for this month. I will be checking the numbers again at the end of the month and will update you on the final percentage.

Friendly Hills Homes, Whittier, CA

Driving through Friendly Hills feels a little bit like driving through a beautiful country setting - lush, green landscaping, large front yards, beautiful homes, winding roads at times, just a very serene setting. As all other parts of Whittier, Friendly Hills has also seen a change in property prices, and this blog will focus on price changes, days on market and sales history in this particular part of town.

Currently, there are 28 active Single Family Homes for sale in Friendly Hills - ranging from $499,000 ($340.15 per sqft) to $2,200,000 ($415.02 per sqft). The days on market range from 2 days to 591 days.

Property prices have dropped in the Friendly Hills area of Whittier but compared to many other parts of town (and other cities), there were very few Short Sales and REOs. How did the decrease in property values effect Friendly Hills homes?

Even though an average sales price is an interesting number, however, it is not suitable to detect a trend - the reason why is because sales volume in Friendly Hills is typically not very high, so the lack of data may scue the numbers. For example, in one given month there might only be one sale, let's say the house sold for $2mil. The next month, there is also just one sale, this time, a property sells for $650,000. Does this mean property prices dropped dramatically? No, the second home that sold was probably a lot smaller ... A better indicator of true value in this case would be the average price per square foot. In order to really see a trend, I have compiled sales numbers for Friendly Hills homes from January 2007 through May 2010, and here is the result:

The tallest spike was in March of 2007 at $584, however, this number is based on only one sale in that month. A more accurate figure would be the one for August of 2007, with 6 sales, at $391 per sqft. The current average price per square foot (for the month of May 2010) is $273 ($317 for April 2010).

As you can see in this graph, there are up and down months, but the trend since January 2007 has been an overall moderate (compared to other areas and cities) decrease in the price per sqft, so purchasing a home in the Friendly Hills area appears to be a solid investment.

Fullerton Homes and Fullerton Condos - Buy or Rent?

If you are one of the parents whose son or daughter have been accepted to Fullerton College but don't live in the area, you are probably wondering right about now where your child will be staying while attending College.

Even just two years ago, the automatic answer would have been "Well, we will find a rental for them" but today, that answer might be very different. Property prices have dropped dramatically and interest rates are still extremely low - it might be a very good time for you to get your foot in the door for an investment property. True, your own child will only stay at Fullerton College for a certain amount of time, which is when you will be paying the mortgage (instead of paying for the rent). BUT once your child finishes at Fullerton College, you can rent out the property and then somebody else will be paying your mortgage while you sit back and watch your equity increase.

Whether you buy a Fullerton Condo or a Fullerton Single Family Home depends on what your plans are.
