Hard to believe, but yes, yet another month is over and Fall is almost here. Statistically, August is one of the strongest months with regards to Real Estate sales, so let's take a look what August 2010 had in store for the City of Whittier.

Interesting figures, however, just looking at the sales numbers doesn't give us an insight on the development of Real Estate sales in Whittier. In order to get a better understanding of August sales over a span of time, let's take a look at August sales all the way back to 2005:

 As you can see, sales of Residential Properties in Whittier have decreased compared to the 2008 and 2009 (many experts contribute the declining sales to the current lack of the buyer tax incentive).

Whittier Foreclosures - 08/02/10

Time to take a look at Whittier Foreclosures. While Foreclosures seemed to be decreasing when we posted our last Whittier Foreclosure Snapshot on 07/12/2010, the number of active Bank Owned Property listings has actually gone up slightly since.

Today, 08/02/10, there are a total of 47 Bank Owned Properties listed for sale in Whittier (11%).

With regards to Single Family Homes, 10% of active Whittier home listings are Foreclosures (up 3% from 07/12/10). The highest percentage of Bank Owned Homes can be found in the price range between $0 to $200,000 (with 43%), however, those 43% are actually only 3 homes. The largest number of Whittier Foreclosures is in the price range between $200,000 and $300,000 (18 homes).

When it comes to Condos, 15% of all active Whittier Condos are Bank Owned Properties (8 Condos), with the largest amount of Foreclosures in the price range between $200,000 and $300,000.

Besides our weekly Whittier Real Estate Market Report, we would also like to keep you informed about the Short Sale situation in Whittier.

On 08/02/2010, there are a total of 165 active Short Sale Listings in Whittier, which make up 38% of active listings.

With regards to Single Family Homes, 37% of all active Home Listings are Short Sales. The largest amount of Whittier Home Short Sales are in the price range of $200,000 to $300,000 with 62% (71 homes).

As far as Condos go, 41% of active Whittier Condo listings are Short Sales (22 Listings). The largest amount of Whittier Condo Short Sales are in the price range of up to $200,000 (67%).

Whittier Short Sales - have you ever wondered how many homes that are currently on the market in Whittier are Short Sales? The overall number of active Short Sales for Whittier Single Family Homes has been fairly stable the past three weeks, only a 1% increase to 32% of all active Single Family Home listings from last week to this week.

There are moderate percentage fluctations within the different price ranges, Whittier homes in the price range between $200,000 to $300,000 seem to be most effected by today's economic factors.

Thinking about buying a Whittier pool home? With temperatures finally soaring outside (a "comfortable" 100 degrees this afternoon), one can not help but dream about jumping into the poolWhittier Pool Homes

On average, pool homes sell only slightly above comparable homes without a pool, but a pool seems to make a home more "sellable" and once summer temperatures hit, pool homes are a highly desirable commodity.

Whittier Foreclosures - Snapshot 07/12/10

As mentioned in last week's Whittier Foreclosure Snapshot, the number of Foreclosure Listings seems to be decreasing. On 07/06/10, there were a total of 30 Whittier Single Family Home Foreclosures for sale (which only made up for 8% of all active Whittier Single Family Homes for sale). This week, on 07/12/10, there are only 27 active Whittier bank-owned Single Family Homes listed for sale (only 7% of all active listings).
With regards to Whittier bank-owned Condos, there are currently 9 active Foreclosure listings, accounting for 17% of all active Whittier Condo listings.

On 07/12/10, the largest amount of Whittier bank-owned homes is in the price ranges between $0 to $200,000 (100%) and $200,000 to $300,000 (18%).

With regards to past sales, 25 residential properties have sold (closed Escrow) in July so far. Of those 25, 22 were Single Family Residences, 3 were Condos. Of the 22 Whittier Single Family Homes that sold, 5 were bank owned properties (ranging from $170,943 to $335,000), of the sold 3 Condos, 2 were bank owned properties (selling at $132,000 and $139,900 respectively).
