Hard to believe, but yes, yet another month is over and Fall is almost here. Statistically, August is one of the strongest months with regards to Real Estate sales, so let's take a look what August 2010 had in store for the City of Whittier.

Interesting figures, however, just looking at the sales numbers doesn't give us an insight on the development of Real Estate sales in Whittier. In order to get a better understanding of August sales over a span of time, let's take a look at August sales all the way back to 2005:

As you can see, sales of Residential Properties in Whittier have decreased compared to the 2008 and 2009 (many experts contribute the declining sales to the current lack of the buyer tax incentive).

With regards to San Dimas Short Sales and Foreclosures, 32% of all active San Dimas Residential Property Listings are Short Sales (up 2% from last week), and only 6% are San Dimas Bank Owned Properties (down 1% from last week). Of all active San Dimas Home Listings, 28% are Short Sales and 5% are Bank Owned Properties. Of all active San Dimas Condo Listings, 53% are Short Sales and 12% are Bank Owned Properties.

With regards to Covina Short Sales, the percentage of Short Sales among active Home Listings is currently at 38%, for Covina Condos, the percentage of Short Sales is at 76%. Covina Bank Owned Properties only account for a small percentage of active Covina Property Listings - 13% are Bank Owned Single Family Homes and 6% are Bank Owned Condos.

The percentage of Short Sales among active West Covina Condo listings is 53%, with its highest percentage of Short Sales in the price range between $0 and $200,000 at $70%.

With regards to Bank Owned Properties, only 9% of all active West Covina Home Listings are REOs (highest percentage in the price range between $200,000 and $300,000 with 18%). On the Condo side, 19% of all active West Covina Condo listings are Bank Owned Properties, with its highest percentage of 25% in the price range up to $200,000.

Time to take a look at Whittier Foreclosures. While Foreclosures seemed to be decreasing when we posted our last Whittier Foreclosure Snapshot on 07/12/2010, the number of active Bank Owned Property listings has actually gone up slightly since.

Today, 08/02/10, there are a total of 47 Bank Owned Properties listed for sale in Whittier (11%).

With regards to Single Family Homes, 10% of active Whittier home listings are Foreclosures (up 3% from 07/12/10). The highest percentage of Bank Owned Homes can be found in the price range between $0 to $200,000 (with 43%), however, those 43% are actually only 3 homes. The largest number of Whittier Foreclosures is in the price range between $200,000 and $300,000 (18 homes).

When it comes to Condos, 15% of all active Whittier Condos are Bank Owned Properties (8 Condos), with the largest amount of Foreclosures in the price range between $200,000 and $300,000.

Besides our weekly Whittier Real Estate Market Report, we would also like to keep you informed about the Short Sale situation in Whittier.

On 08/02/2010, there are a total of 165 active Short Sale Listings in Whittier, which make up 38% of active listings.

With regards to Single Family Homes, 37% of all active Home Listings are Short Sales. The largest amount of Whittier Home Short Sales are in the price range of $200,000 to $300,000 with 62% (71 homes).

As far as Condos go, 41% of active Whittier Condo listings are Short Sales (22 Listings). The largest amount of Whittier Condo Short Sales are in the price range of up to $200,000 (67%).

Malibu Creek State Park, CA

As promised, besides sharing valuable Real Estate information, we would also like to share fun things to do in the area, places to go and wonderful things to see.

One of those wonderful things to see is Malibu Creek State Park - a great area for hiking and picnicking. There are two beautiful lakes to spend the day. The first one is "Rock Pool", a great natural lake where you can swim and dive off the interesting volcanic rocks in an impressive gorge. "Rock Pool" is the shorter trail, approximately 3.5 miles round trip and very easy to hike as it is mostly along the riverbed and pretty much completely flat. On your way to Rock Pool, stop by the little Visitors' Center and look at some exhibits of local wildlife (you can also purchase some cold drinks there).

The second impressive destination is "Central Lake", approximately 4.5 miles round trip, and a little more challenging as you have to walk up a fairly steep hill to get there. As it is a bit more of a hike, there are not as many people, so if you are looking for a more quiet and serene location, this is definitely the one.

There are also lots of other hiking trails that will take you farther into the Santa Monica Mountains, just pick up one of the free maps at the Visitors' Center. For more information about Malibu Creek State Park, please visit their very informative website.

With regards to Short Sales, 35% of all currently active West Covina Single Family Home Listings are Short Sales, with the highest percentage of 76% in the price range between $200,000 and $300,000. The percentage of Short Sales among active West Covina Condo listings is 49%, with its highest percentage of Short Sales in the price range between $0 and $200,000 at $70%.

With regards to Bank Owned Properties, only 9% of all active West Covina Home Listings are REOs (highest percentage in the price range between $200,000 and $300,000 with 14%). On the Condo side, 20% of all active West Covina Condo listings are Bank Owned Properties, with its highest percentage of 25% in the price range up to $200,000.
